Sitting in the heart of Nine Elms linear park, OSMO is a 166,000sq ft, best-in-class, contemporary workspace. Designed during the pandemic, it responds to the evolving needs of office buildings and shifting tenant expectations post-COVID. Prioritising sustainability, wellbeing and technology, the building sets a new benchmark for London’s next generation of workspaces.
EPR's interior design embodies the building’s core values of sustainability and wellness; drawing the greenery of the park into the reception and beyond, with over 2,000 plants and seven trees integrated throughout. OSMO’s creative interior identity, ‘Zen Industrial’, balances natural materials and biophilia with a light industrial aesthetic that honours the area’s heritage. Warm tones, curated lighting and carefully chosen furniture sit against a backdrop of lush planting, fostering a calm and uplifting environment.
OSMO has been planned for both flexibility and functionality, without compromising user comfort. Acting as a permeable threshold between the office and park, the reception is arranged in a linear format and features two main pedestrian entrances. The space is thoughtfully divided into two zones - circulation and seating - marked by a change in the floor finish. High-quality furnishings in earthy tones create a variety of seating areas for work and relaxation, while an adjacent retail unit will house a café and co-working space, ensuring the reception remains a hub of activity.
Sustainability is embedded at every level. Powered by 100% renewable energy, OSMO has achieved net zero carbon in operation, EPC A, BREEAM Outstanding and NABERS 5*, making it one of London’s greenest buildings. EPR selected materials with strong eco-credentials, including FSC-certified timber, sustainable clay render from Clayworks and low VOC finishes aligned with WELL Building Standards.
Wellbeing is equally central to the design. Covered terraces on each floor provide a peaceful yet well-connected space away from the desk, while the roof garden offers additional areas for focused work or quiet retreat. Tenant health is further promoted through sustainable transportation, with 303 cycle spaces and premium end-of-trip facilities, including 380 lockers, spa-quality changing rooms and showers.
EPR’s design also incorporates social initiatives, creating new pedestrian routes and 637m² of public space through a perimeter colonnade. Since completion, OSMO has hosted various events that connect with the local community, including London Design Festival exhibitions and guided tours in partnership with NLA.
OSMO also champions innovation and future-focused technology. A SMART building app enables tenants to manage their building interactions, while Kone’s speed gates utilise the latest access control technology to ensure smooth flow during peak times. An advanced lighting system features preset scenes tailored to different times of day and year, to support plant health and ensure optimal growth.
