UNS’ Van B Residences in Munich present a groundbreaking vision for urban living, seamlessly integrating flexibility, sustainability, and community. Situated near the Creative Quarter and Olympiapark, the project comprises 142 diverse living spaces—ranging from 33 m² to 168 m²—alongside shared facilities and outdoor areas that dissolve the boundaries between interior and exterior environments.
Van B redefines the concept of square footage with its revolutionary plug-in system, developed in collaboration with Bauwerk. This modular system features nine adaptable elements, enabling residents to transform their spaces in seconds—turning an office into a living room or a bedroom. This innovation allows a 40 m² apartment to function as if it were 60 m², empowering residents to tailor their homes to their evolving needs and lifestyles. The project’s sculptural facade, crafted from concrete and copper-toned metal framing, is both functional and artistic. Large bay windows not only optimise daylight but also create dynamic visual connections between the street, the residences, and the surrounding greenery. The design’s inventive approach extends to the integration of shared and private outdoor spaces, including roof gardens, terraces, and an inner courtyard, fostering a harmonious blend of architecture and nature.
Designed with a focus on human needs and experiences, Van B offers a variety of spaces that enhance daily life. Bay windows, balconies, and terraces extend living areas outward, while shared amenities such as co-living spaces, a rooftop garden with 360º views, fitness and relaxation zones, and a parcel box system cater to modern urban lifestyles. The inclusion of car/e-bike sharing, e-charging stations, and a bike repair station further supports sustainable and convenient living.
Sustainability is at the core of Van B’s design. By reusing parts of the foundation and basement structure from the previous building, the project significantly reduced material consumption and construction time. The roof garden provides natural cooling, while the orientation of bay windows maximises daylight, reducing energy use. Additionally, the design fosters a sense of community through shared spaces that encourage interaction and collaboration, addressing both social and environmental challenges.
Van B is more than a residential development—it’s a prototype for adaptable, sustainable, and community-driven urban living. By reimagining how people interact with their homes and surroundings, Van B sets a new standard for the future of residential design.
