JetBrains, a software development company, opened a new Munich workspace in the MY.O building on Christoph-Rapparini-Bogen. This Munich office will house 360 employees. It includes three rooftop terraces, a cafeteria, a gym, a massage room, an in-house event space, a music room, a ‘makers’ room and a playground. Creativity: The design concept is called The City. It incorporates urban design aspects such as human scale, lines of sight, biophilia, the importance of lingering, elements of surprise, intimacy, walkability and serendipity. Robust collaboration has resulted in a circular working environment that gives a professional polish to work-from-home flexibility. Sustainability:
Taking a sustainable approach to every detail, clients, designers, suppliers and architects collaborated on a shared circular ambition, resulting in innovation in all facets of the design.
Some figures for this project: * 20% of the furniture comes from the former JetBrains office in Munich and was reused ‘1 in 1’
 * 45% originates from the Furnify network, such as warehouses with reclaimed items and also other offices
 * 35% is purchased, but with high sustainable standards
A refurbished item is difficult to distinguish from a new item. How do the JetBrainers know that they are using a table with a history because it has been reused? Sabrina van Dongen (Furnify): “To increase awareness for each JetBrainer, we attached a QR label to each refurbished item. Behind the QR code we create a website where you can read everything about the process of these items. The stories of some specific pieces, where they came from and what our team has done with them to give them this second life. This “campaign”, as we might call it, is very important in my opinion. We must tell the story so that the JetBrainers will be proud and connect with their work environment in a sustainable way. The more people enjoy reclaimed furniture and materials, the more standardized it becomes, the less we throw away.” Innovation: Another element of a sustainable workplace is biophilic design philosophies having an eye for the needs of the specific individuals working there. Everyone and every job is different and we can never assume to copy/paste, when we want to , which are known to enhance wellbeing and productivity for people. For instance, JetBrains developed special BIT (Boost Individual Talent) stations for the team to block out external stimuli, boosting concentration and letting people perform their best. “Considering our employees’ wellbeing is so important, we co-developed these innovative stations with D/DOCK, which offer the opportunity to break out and use the workspace as though they are in their own homes”, says Olga Dyka, Team Lead Office Administration at JetBrains Munich. Innovation also can be seen in the use of materials. For instance a table that changes color depending on the (day)light that shines on top of it. Biophilic design has been an important part of this design process. This is of course visible in the 1000s of plants that have a home in this office, but also by the material textures being used; the playfulness of the lines, breaking through the straight grid of the building itself, whenever possible. Kelai Diebel, from Makers of Sustainable Spaces (MOSS): “For JetBrains, we created an office that speaks to the biophilic affinity of all employees. The space is a healthy green environment teeming with more than one thousand living plants! Working with D/DOCK’s design themes, we could choose the plant species to match and create a unique identity on each floor.” Functionality JetBrains wanted to build a place to meet and work that feels like home. D/DOCK’s team, who also envisioned the JetBrains office in Amsterdam, combined respect for user experience, company values, balance between interpersonal dynamics and individual concentration. This final concept reflects the diversity of styles and personalities within JetBrains, the company’s visual identity and the art deco style of the MY.O building. The design as a whole has all the functions you might need to live your (city) life. In this way it blends work life with free time. Also the fun of this comes back in many aspects of the design. Being at the office should mean a good balance between concentration and relaxation: perform and have fun. This is why all floors are different in mood and the building invites you to browse around and discover new spaces and funny details and typologies, such as a pool to sit around, a meadow full of plants and trees, or a cosy corner with a fire place. Inclusivity:
With all of this in the back of her mind, and her designer colleagues at her side, D/DOCK’s lead designer Irene Snel treated the building as a city: “All floors look different and have a different type of mood, so everyone can find a spot that feels best for them, at that moment”. The aspect of having a choice is greatly appreciated by people, resulting in them feeling more satisfied and happy in their (work) environment. Employees can choose a temporary spot that suits them at any moment for a specific task – whether that is secluded from everyone behind curtains, sitting in the dark or in bright light, or even at a standing workstation. On every floor of the building, there are areas reserved for common spaces, to be used by anyone for working, relaxing or holding team events. They provide inspiring views of either the city or trees. You always have a choice; whether it is being in the open together with others, find inspiration somewhere, or feel protected in your own cocoon.
