Tokyo has been hit by soaring construction and real estate prices after Corona. It is becoming more difficult for salarymen to purchase land and build new houses.
The current average annual income of the average company has been steadily declining for the past 30 years, and construction is becoming something for the wealthy. Therefore, as an architect, I started a project to purchase vintage condominiums in central Tokyo in collaboration with real estate operators, add value to them, and offer them to general customers.
We explored the possibilities of renovation with three themes.
1. to be affordable to everyone
2. painting and fixture installation can be done by DIY.
3. to increase the sales price of the property.
This is a renovation of an 8th floor apartment in Ebisuen, located a 10-minute walk from Ebisu Station in Tokyo. While taking advantage of the open balcony that can be seen from the outside, we aimed for a fresh and sophisticated monotone design with an awareness of a woman living alone. In addition, a wire mesh shelf was installed on the ceiling above the front of the wooden deck for artificial flowers and gardening and for drying laundry. The former tenant is a ceramic artist, and the design was based on Japanese style. While keeping the existing Japanese shoji screens and other elements, we updated all the water and other facilities to create a fresh, white-colored space.
