The Scotiabank North Flagship project exemplifies innovative workplace design, addressing evolving institutional needs and post-pandemic complexities. . To support the bank’s activity-based work culture, floor plans, furniture, and technology were selected to cater to the needs of their business lines, from group treasury to corporate banking. Third spaces, such as client lounges, coffee shops, and a rooftop terrace, foster spontaneous collaboration and inclusivity.

The project aligns closely with Scotiabank’s global workplace strategy, subtly integrating corporate colours, values, and identity across its 14 floors. Biophilic graphics and curated Canadian art reflect the bank’s commitment to diversity, innovation, and its connection to the Americas. These elements collectively strengthen the brand’s narrative of inclusivity and client-focused service.

Enhanced productivity and engagement were achieved through thoughtful space planning. Employee workshops informed designs that support various workstyles across business functions. Meeting rooms, lounges, and open-plan areas encourage collaboration, while private offices and quiet zones enable focused work. The project’s success is underscored by an Employee Experience Score of 74%, surpassing both the Leesman high-performance office benchmark (70%) and the industry average (62%). This achievement highlights enjoyment, collaboration, pride, and a strong sense of community.

Sustainability is integral to the flagship’s design. Durable, high-quality materials, abundant natural light, biophilic features, and outdoor spaces enhance employee well-being. Walkability and physical activity are encouraged through internal staircases, lounges, and terraces, creating a vibrant workplace. Scotiabank North’s certifications, including WELL Health-Safety Rated, LEEDPlatinum, and BOMA 360, highlight its commitment to sustainability and operational excellence.

Unique third spaces born out of the concept of “hosting your employees” abound throughout the workplace. The “North Commons” on the third floor houses a grab-and-go coffee shop, client lounges, meeting rooms, and eating areas facing windows that offer expansive city views. It’s a hub for team meetings, office events, or to catch up with colleagues visiting from other Scotiabank locations. The 10th-floor art gallery and outdoor terrace promote cultural and natural engagement at work. Space utilization improved significantly, with the workplace expanding from 427,000 to 447,000 square feet—optimizing space per person from 206 to 176 square feet as staff grew from 2,069 to 2,531. Amenities increased by 195%, introducing a client hosting center and a 10,000-square-foot terrace, enhancing experiences for both employees and visitors.
