Anam was responsible for the design and project management of an extensive interior fit out for an overseas client.mThe new build property is located in south Dublin and boasts spectacular views across Dublin Bay. Anam’s brief included decoration and bespoke joinery design throughout, kitchen and bathroom renovations, new bespoke master level with dressing room and ensuite with bespoke stone flooring and sanitary fittings. Anam saw through every aspect of the process from site preparation to install and styling. This includes design and delivery of electrical, lighting and plumbing modifications, landscape enhancements, furniture and accessories specification and procurement . We achieved a high standard of finish through working with a carefully selected, highly skilled group of contractors .

One of our core design principles is to create homes that feel like a retreat from the hustle and bustle of modern life. We intentionally try to avoid technological fads . However, we still want to create houses that are amenable to 21'st century living and are able to provide all the modern conveniences one would expect in a modern home. In order to achieve this we consider the clients technological requirements from the outset and try to incorporate into the design as discreetly as possible.

A key feature is the lounge to function as both a reading room and a TV room with a karaoke system. In order to accommodate both uses we created a wall to wall joinery unit that housed the TV, sound system and associated devices as well as shelving for books and ornaments. A large pair of sliding doors cover half the wall and can be positioned to reveal either the bookcase or the TV changing the function and mood of the room.

The extensive use of joinery throughout this house is intended to extend the storage, maximise the use of some smaller spaces in the house and integrate technology in a hidden way throughout the building. A particular example of this is in the open plan area where we wanted to divide the space up to create distinct zones. We lined the back wall with a 1m high joinery unit. In order to divide this space we inserted a credenza unit about halfway along the wall creating a dining area at one end and a lounge area at the other. The lounge space was carefully designed to accommodate an L shaped sofa from Audo providing views out to the garden. In order to maximise the space in the dining area we centered the table around a bench that is integrated into the joinery unit. This takes up less space than if we had decided to use chairs and creates a nice variation in the seating plan.

We were able to provide beautiful marble items that combine with the joinery. We love the sense of permanence stone gives to a design, and use it on items that visually anchor a room like coffee tables and plinths. By playing with the combination of wood and stone we are creating a subconscious link to the natural world, bringing the outside in.
