The Malbon Office by 22RE exemplifies a bold and refined approach to workspace design – addressing innovation, functionality, creativity, and eco-social impact in equal measure. Set in a 1950s warehouse in Santa Monica, the office reimagines a historically industrial site into a vibrant, collaborative headquarters that reflects the evolving identity of the Malbon brand — one that bridges the worlds of sport, culture, and design.

Innovation is embedded in the project’s spatial logic and custom fabrications. A central millwork unit—designed specifically to house printing, call, and storage needs—anchors the office and redefines the traditional open-plan environment. The space champions adaptability, with modular shelving units and custom desks that support dynamic work styles and the shifting demands of a modern creative team.

Functionality drives the layout and detailing, with a program that balances communal and private workspaces. Five executive offices, two conference rooms, and open-plan workstations are strategically integrated to foster both focus and interaction. Custom-designed furniture, including desks, shelving, and a statement round conference table, allowing the space to flex with the brand’s growth while maintaining cohesion.

Creativity flows throughout the space via mixed and layered materiality, artful lighting, and vintage design elements. Pieces by Mario Bellini, Jean Rispal, and Le Corbusier sit alongside contemporary interventions, creating a dialogue between eras that mirrors Malbon’s own blend of heritage and modernity. A pin-up board and inlaid reading bench encourage spontaneous ideation and informal exchange, reinforcing the office’s role as a creative incubator.

The project also engages with eco-social impact through adaptive reuse. By repurposing an existing mid-century structure and working with natural materials like Douglas fir, walnut, and travertine, 22RE minimized environmental disruption while celebrating the building’s original character. The emphasis on durable materials and long-lasting custom furnishings reflects a commitment to sustainability through longevity, resisting disposable design trends in favor of thoughtful permanence.
