JLL tasked Tétris to design and build a collaborative, sustainable, inclusive, health-led, tech-smart, energy-efficient and flexible workplace. The project had to be an exemplar for both JLL's people and clients, and meet JLL's targets for their Net Zero Carbon 2025 milestone.
Creativity
Our design vision had eight focus areas: Comfort, Sustainability, Inclusivity, Flexibility, Reassurance, Innovation, Reflection, Exemplary. The design vision of ‘context as a concept’ is that a new space can be both a physical representation of internal activities and functions, as well as a place that belongs, by acknowledging the context it is located in. Users are at the heart of the design, and with hybrid working in mind, flexibility, connectivity and collaboration are a priority, with 7 workspace and 22 meeting types. It’s an office that feels more like a home, with a space for every occasion.
Innovation
A smart and connected workplace: Ceiling mounted sensors track presence in real time. Environmental sensors provide data on CO2, VOC, PM2.5, light, humidity and temperature. A digital visual display system shows available spaces, environmental quality, energy usage, corporate comms and other aggregated data sources. 500 bookable smart lockers.
Functionality
The space is designed for inclusivity – welcoming and calm while fully supporting hybrid work and organic interaction. We achieved Gold for JLL’s Inclusive Workplace Standard, catering to physical differences, mental health, age, cultural differences, and sensitivity to environmental conditions (e.g. colours and signage, height-adjustable desks, furniture for different body shapes and sizes, environments for neurodiverse needs).
Sustainability
We achieved SKA Gold, and are targeting WELL Platinum and BREEAM Excellent – we believe targeting all three certifications simultaneously in one project is a UK first. We incorporated circular economy principles in two ways: Reusing components from the client's old office A design that considers what happens to the constituent parts at the end of life.
We sought third-party verification of eco-labels for carefully selected materials and products, including worktops made from recycled post-industrial plastic waste, reception desk made from recycled leather waste, and meeting tabletops made from recycled suits. We have targeted the UKGBC 2025 Energy Use Intensity Milestone and a 40% reduction in embodied carbon versus a standard fit-out, reusing 80% of the furniture. We also donated 1,250 items to schools.
We addressed health by:
- Minimising VOCs through material and products selection
- Living green walls and garden lounges with over 1,800 plants improving air quality and reducing stress
- Active workplace to promote movement
- Lights enhance colour rendering quality with no flicker
- All desks are sit-to-stand
- Maximising access to daylight
- Acoustic zoning with quiet spaces for concentration and restoration
