AVA LA Arts District is a base camp for a wide range of creators and artists, tapping into the Los Angeles Arts District’s irreverent art and street scene. Located on the eastern edge of Downtown Los Angeles, the project takes inspiration from the neighborhood’s redevelopment and future transformation. Over the span of forty years, the area has undergone a remarkable transformation, evolving from industrial warehouses to a bustling enclave of creativity, complete with galleries, studios, and largescale murals adorning its streets.

AVA Arts acts as a compliment to the neighborhood not by replicating a historic or expected visual style but by celebrating the imperfection, patina and scale of natural materials while stewarding spaces that deliver unexpected inspiration. The project provides 475 live/work units with ground floor retail. 20% of the live/work units are made within Type I construction, allowing for light industrial uses, with all units including a minimum of 150 square feet of uninhibited working space. The residential spaces are designed to be minimalist in nature, creating an open live/work framework that features a diverse view looking out onto the city.

The interior design of the AVA LA Arts District was inspired by adaptive reuse and the strong juxtaposition of natural and machined materials commonly found on buildings throughout the Angeles Arts District. The design celebrates raw imperfections and authentic materiality.

Throughout the building, one finds a harmonious blend of raw and refined materials, each chosen for its aesthetic appeal and functional integrity. Local muralists pay homage to the creative history of the Arts District and brighten the space while delivering an element of playfulness. In addition to the art sprawling along the walls, industrial materials such as precast fluted concrete panels, cloverleaf perforated metal accents and reclaimed timber perches parallel the warehouses and commercial buildings that remain a signature of the surrounding area. Textured cast-in-place concrete, custom terrazzo, ceramic wall tiles, dichroic glass elevators, alongside mirrored and reflective materials are all combined to carefully orchestrate spaces that inspire and delight.

Influenced both by the local artist community and creative residences while honoring the Arts Districts’ industrial roots, AVA Arts District is a vibrant testament to the district's history and unwavering creative spirit.
