EPR Architects’ net zero carbon London studio, All Saints, is a retrofit that embodies the practice’s core values - innovation, functionality and sustainability. After decades of unsympathetic alterations, EPR sensitively restored this once fine but crumbling Victorian building, celebrating its rich character while safeguarding its future as a viable workplace.

EPR’s interior approach was heavily influenced by the building’s existing fabric. In reception, original elements such as the cantilevered stone staircase and mosaic tiled floors were meticulously restored and paired with complementary new finishes. The original brickwork and corbels, including the previously external walls of the infills, were also preserved and exposed, creating a space that reflects the nature of EPR’s work. Bespoke joinery and timeless furnishings were designed to integrate seamlessly with the historic fabric.

Creativity is evident throughout. The studio’s signage and wayfinding strategy, conceived in-house, nods to the building's Victorian heritage. Meeting rooms are named after figures and landmarks from the building’s past, such as the Dog & Duck, an infamous local pub, while hand-painted signage by artist Alex Kilby greets staff and guests in The Hub and reception.

Designed by architects for architects, the studio supports EPR’s collaborative working style while prioritising flexibility and functionality. Well-connected studios and an abundance of breakout meeting areas offer a variety of spaces in which to work and collaborate. In addition, The Hub, the building’s key gathering space, has been transformed from a former assembly room, once painted an oppressive black, into a space for informal meetings and refreshments.

Innovation and sustainability are embedded throughout, from the adaptive reuse of salvaged materials to a workplace layout designed for longevity. The scheme reused existing materials wherever possible, sensitively reclaiming bricks from the demolished extensions and repurposing cast-iron escape stair treads for use in the new internal stairs. Tile samples by Kate Malone, originally created for our Savile Row project, were given new life as splashbacks in The Hub. Desks from our previous Millbank office were also adapted to suit the All Saints space plan. An exemplar of sustainable refurbishment, the project achieved a BREEAM Excellent rating.

The project also embodies WELL principles, with gender-neutral washrooms, a wellbeing room and planted terraces that support social connection and staff wellbeing. Sustainable transportation is highly encouraged by the provision of end-of-trip facilities, including nine showers and 70 staff cycle spaces. The studio also positively impacts the community through streetscape improvements and a school outreach programme that offers opportunities for work experience and mentoring, and in doing so helps diversify the intake of the architectural profession.
