At ten-stories and 250,000 sf, 1Hotel defines the northern extent of the Pierhouse development, just south of the Brooklyn Bridge. Marvel teamed with Toll Brothers and Starwood Capital to develop a program that includes 195 hotel rooms, three dining venues, a 17,500 square-foot event space, 5,000 square-foot spa, rooftop pool and bar, a 300-car parking garage, and two retail spaces. The overall development also includes 106 condominiums in an additional 400,000 sf distributed over three buildings and a common cellar, extending 950 feet along the East River waterfront. “[The Pierhouse and 1 Hotel Brooklyn Bridge] building echoes the park’s simplified use of stone and steel. It steps down to meet the green lawns with planted roofs. Pedestrian pathways through the structure ensure it will not be a barrier to public access, and the line between the park and the building’s private spaces is a berm rather than a wall. Because the park came first, the architects let the park lead, making their building more parklike, letting architecture defer to landscape.
